In other words, the mortgage is a security for the loan that the lender makes to the borrower. Both banks and brokers have their strengths and weaknesses. How to Be Your Air Conditioner’s Best Friend

There are a few things you can do to take care of your air conditioner and make its life a little longer and a little easier.

How does your air conditioner work? Simply stated, an air conditioning unit removes heat from the air and blows it outside with an outdoor fan. An indoor fan pulls room air across an evaporator coil filled with refrigerant and transfers cool air into your home. Obviously, the movement of air by fans is a big part of the system. That’s why it is so important to replace the filter at least once a month.

As dust is picked up, it is trapped on the filter, and you would be surprised how quickly the dust accumulates. Trying to pull air through a clogged filter just makes the fan work harder, raising your utility bill.

The same is true for the fan in the outdoor unit. Make sure the outside of the unit is away from shrubs and other vegetation growth, and keep the unit as clean and free of leaves and dirt as possible. Provide at least five feet of clearance at the top and two feet on all sides of the unit.

When using your air conditioning, the best method is to leave the temperature setting at one comfortable spot. The more you move the temperature up and down, the more work your system must do. If you must move the temperature setting, make the smallest movement possible.

Another way to prolong the life of your air conditioning unit is to operate your other appliances wisely. Dishwashers, washers, dryers and stoves all generate heat and humidity indoors. Try to schedule laundry and cooking during the mornings or evenings to avoid taxing your air conditioner in the heat of the day. Use an exhaust fan in the kitchen, and vent your clothes dryer outside to give your air conditioner a hand.

Sunshine is also an enemy of air conditioning. Keep drapes and shades pulled to prevent sunlight form streaming into rooms. Over 20 percent of your bill can be due to sunlight.

Also, make sure the drain your condensation drips into is clear. Pour a cup of regular laundry bleach down the drain once a month to kill algae and mold and keep the drain running smoothly.

1) As you pull up the driveway you press a button on your key-fob remote. The security system disarms and a path is lit from the garage to the kitchen. Your favorite music comes on in the kitchen and family room. Five minutes after you arrive home the lights in your mudroom and garage hall turn off.

2) As you leave, you arm the security system into away mode using your key-fob remote. Your lights turn off throughout the house, saving you from going around turning off different lights throughout the home. Your blinds close. Your music turns off. If you have forced-air heat, it is set back. All from one button press.

3) Set whole house scenes for different events to include lighting, music, HVAC, and security. Example: A) An entertainment scene would have the lights set to the “entertain” preset, the security system off, the music to the appropriate party play list, and the HVAC set-back a few degrees to compensate for the added body heat from the additional people in the house. B) The “Holiday” scene could run concurrently with other scenes and turn the Christmas lights on and play the Holiday music play list through the outside speakers.

4) Different lighting scenes can be preset for different events such as entertaining, away, coming home, etc. This is excellent to recall favorite lighting levels automatically. It also avoids you having to go throughout the home and set dimmer levels. Dimming lights saves considerable energy and dramatically extends the life of light bulbs. An incandescent light at 90% will last almost twice as long as the same light at 100%.

5) Motion-activated lighting automatically turns on the bathroom lights to 25% if you get up between 12:00 midnight and 5:00am, avoiding harsh light on your still sleepy eyes. If you walk out of your bedroom door late at night, a path is lit to the kitchen for you at 35%.

6) You get an email notifying you if your security system is tripped or disarmed. This is great for knowing when kids get home after school or alerting you to problems when you are away from home. E-mail and pager alerts can be used for a variety of conditions that may need monitoring such as low fuel-oil, occupancy or motion in certain areas, or water leaks in the mechanical or utility room.

7) Skylights automatically close in response to rain and/or wind.

8) If upstairs windows are open, the heat in those rooms is disabled to avoid wasting energy and a message is displayed on the home’s touch panels to alert you.

9) Weather information can be displayed on the home’s touch panels. If the wind speed increases to beyond 50mph, protective shutters can be activated over the windows.

10) Motorized window treatments can be lowered automatically in response to direct sunlight. This prevents fading of valuable furniture, carpets and artwork. It also reduces interior heating, reducing AC expenditures.

11) You phone from your car while returning from a ski trip to ensure your hot tub is warmed up and ready to jump in immediately upon your return.

These are just a sample of different home automation applications commonly used to enhance lifestyles, save money and conserve resources. The possibilities are almost endless, limited only by your budget and imagination.

Invasion of the Bar Stool - Are you Prepared?

Picture this: Its 1683, Dublin, Ireland - A guy walks into a bar and asks for his
favorite brew. The bartender obliges and hands it off. He sits down enjoys his drink,
maybe asks for another, then sits back and relaxes. I am sure that guy would have
never thought that what he was sitting on was a potential household dynamo. The
bar stool would in later years not only be practical but also, be an essential piece of
furniture for its superior functionality in American homes.

When I first heard of a bar stool, I naturally thought of the local pub in town; I never
realized that the craze of the bar stool has taken hold of modern American décor.
Maybe I missed something, maybe I had just as much knowledge as the guy from
1683 drinking in his local pub, but there is no doubt about it - “The Mighty Bar
Stool” has cometh.

Call it a form of furniture enlightenment, the bar stool popped up all over the place
just as quickly as it popped into my mind. No place was safe; it became a bar stool
invasion. Why would people accept such ancient furniture into their home, and make
everyday use of it?

Well, lets see. We have the following:

- Bar stools have been around for centuries (slowly planning their attack no less)
- Modern America has integrated the bar stool into everyday living as a common
piece of furniture
- I just coined the phrase “Furniture Enlightenment” (wink, wink)

Well to my amazement bar stools impacted home furniture by its diversity of
necessity.
What does diversity of necessity mean? Its simple, means that bar stools became
easily adaptable to common furniture needs in our homes. We can place them in
kitchens, dens, family rooms, basements, outdoors, or anywhere else. The bar stool
has become a token piece of furniture.

Bar Stools, as best that I can see are the stepping stool (no pun intended) for better
diversity for our home décor. Meaning they allow more fluidity in our selections of
the overall presence in the home. We need easy movable seating for a small kitchen,
basement, patio, or anywhere else - Bar Stool. We want to create an area to socialize
in the home or maybe create a home bar - Hello Bar Stool. There is no escape.

The species of bar stool comes in many forms, colors, and designs. Once thought to
only flourish in a pub or a bar, the bar stool has conquered its questionable and
gritty history, to find its place in our very homes. The bar stool market surges
forward in local and online furniture stores as consumers put it in demand. So if you
have not realized the furniture coup d’etat that has transpired over the course of
centuries, do not despair you are not alone. In such times there is one motto I leave
you with to prepare you for this upheaval - ” If you can’t beat them… Join them”
